We offer 2 types of auction, based on the urgency of sale, that provide you flexbility over the speed at which you will exchange and complete. These are 30 day and 60 day unconditional auctions. An Unconditional Auction means that once the property has been sold to the highest bidder, there can be no negotiation and the seller is legally bound to the purchase, with the deposit being held as security. House Valuation Questions (Research)

Assuming you are interested in getting an offer, we will need to spend a short amount of time researching the value of your property.

This will be based on us asking a series of questions about the house itself which may include:

  • The size of the property and how the rooms are split;
  • The property’s condition;
  • If you have undertaken any refurbishment, extension or development works;
  • The age of the central heating system and electrics;
  • If you’re aware of any structural issues or problems like subsidence or damp;

We will also need to find out some information about your financial situation including:

  • How much is left on your mortgage term. 
  • The details of any second charges against the property. 
  • Whether the property is tenanted or not. 
  • The properties full address.

The sales manager will organise a suitable time for a callback. You will be given his/her full contact details should you have any questions that need answering in the meantime.

  • The average difference between asking prices (on Rightmove) and sold prices (via HM Land Registry).

Face-to-Face Meeting / Viewing

A SellTo sales manager will visit your property at a convenient time.

He/she will run through the process from start to finish.

With your permission, the sales manager will take a look around the property.  It would be great if you could accompany him/her.

If you need to complete within a short timeframe, we may ask for a professional surveyor to come to the house on the same day.

This will also be your opportunity to ask as many questions as you need.  Please don’t be afraid to raise any concerns you have with us.

We understand that this process may be completely new for you and want to make sure you’re 100% comfortable with moving forward.

Independent Survey (RICS)

If this has not been undertaken when we first visit the property, we will usually organise a convenient time for a professional surveyor to visit.

The surveyors we used are from professional firms registered at the Royal Institute of Chartered Surveyors (RICS).

In most cases, the survey rarely reveals any issues we cannot handle.

We are accustomed to buying problem properties and will not be fussy like most buyers.

Note that this process will take no longer than an hour.

Formal Offer / Solicitor Instruction

We will write to you to confirm our guaranteed offer price and expected completion date.

The timeline will be based on your objectives.

As cash buyers, we do not have to worry about drawn-out mortgage applications or other hassles that come with conventional sales.

This means that our process is stress and hassle-free.

We will produce a Memorandum of Sale and appoint your solicitor – carefully selected from a panel of experienced legal professionals.

Completing the Sellers Pack

Your appointed solicitor will send you a 'seller's pack'.  This will need to be completed and sent back as quickly as possible.

The following forms will need to be filled out:

  • TA6: Property Information Form;
  • TA10: Fixtures & Contents Form;
  • TA7: Leasehold Information Form (where required).

The solicitor will also require:

  • 2 forms of certified identification;
  • Any warranties, guarantees, planning permissions, building control certificates etc.;
  • The Title Plan / Register.  Note that we can supply these documents if you do not have copies;
  • Other information related to the property that can help move things forward

Please note that without this returned back to the solicitors, we cannot start the sales process.

We are fully available to assist with any aspects of filling these forms (including evenings and weekends).

We can also refer any questions you have to the solicitors, with whom we have a direct line of communication.

SellTo is happy to cover any costs of Royal Mail Special / Overnight Delivery.

Searches

Our solicitor undertakes Local Authority, Environmental, Water/Drainage, Chancel repair, Coal/Tin mining, Brine/Common Registration, Clay searches.

This process is quick and we will take full control of this process.

Note that if you have opted for our 7-day sale, we will take out an appropriate insurance policy.  This will protect us from legal risks that can arise from the quick sale process.

In short, you don’t have to worry about things falling through and can completely rely on us.

Fast Exchange / Completion

The moment this pack arrives at the Solicitors office, our aim is to get the matter completed within 20-25 working days.

Should you require a Fast house sale, we will need to undertake some extra paperwork to fulfil this commitment.

Note that all legal, survey and ancillary costs will be covered by SellTo.

We will be fully available to answer any questions and chase things up where necessary.

Contracts Drawn Up

Your solicitor will regularly keep in touch to inform you of the progress.

The two solicitors will communicate between themselves to get things finalised.

You may also be asked some further enquiries’ about the property.

You can contact your solicitor (or us) should you have any concerns.

Exchange & Completion

You will receive a contract (TR1) to transfer the property. This needs to be signed, witnessed and sent back to the solicitor.

We will also sign our purchase contract and make sure it is returned to our solicitor in good time.

At this stage, everything is in place for exchange and completion.

You will receive the proceeds of sale on the same day.

Please note that, unless we are buying a property with sitting tenants, we would need the property to be sold with vacant possession.

We will then discuss how we can access the property.
