How We Work: Cash House Sales

Initial Phone Chat

An open discussion about the sale of your house.

The team at SellTo is made up of experienced professionals who will take the time to understand your real needs.
Our aim here is not to force our services on to you, but to have a no-obligation chat.
We will also run through some of the quick house sale options that you may not have explored already.
Here, the sales manager will talk through the pros and cons of each so you can make an informed decision.
If you then need some breathing space, that’s absolutely fine.
Our sales manager will provide his/her direct number.

Quick Cash Sale with SellTo

Below are some of the reasons as to why our we buy any house service may be a great solution for you:
  • You’re after a clean sale with no estate agency involvement;
  • You want to steer clear of the hassles that come with an open market sale (‘tyre-kickers’, uncertainty, solicitor delays amongst others);
  • The chain in your house sale is broke (i.e. the current transaction has fallen through but you’ve already agreed to buy another property with the proceeds);
  • Your property requires renovation and you don’t have the money, time or patience to handle it yourself;
  • You’re selling a problem property that most buyers wouldn’t touch;
  • You’re a landlord and you want to sell to another working in the trade. If so, have a read of our sell tenanted property guide for some in-depth insights on how to get the best outcome;
  • You’re looking for a fresh start and don’t want your neighbours to know about the sale;
  • Your mortgage company is threatening you with repossession or you have other debts to clear. If so, make sure you check out our stop repossession guide. Remember that there’s almost always a simple solution that means you can keep your home (unless, of course, you want to sell up)…

    In any of these scenarios – and many more – SellTo is in a position to buy your home fast.

    Operating anywhere in the UK and across Greater London, we can get the sale completed in 7 to 28 days (or whatever timeframe suits you). There will be no estate agency or legal fees and you won’t have to worry about middlemen. You will get a 100% guaranteed sale.

Alternative Quick Sale Option: Online Property Auction

If you feel that our cash homebuying service is not for you, we'd be more than happy to discuss our auction options.

The SellTo Online Auction service takes our many years of experience to offer a fully-fledged platform that facilitates quick and secure home sales. Our auction partner is the UK’s most successful live-streamed auctioneer using a state of the art auction platform designed to achieve you a quick and highly efficient sale.

The benefits include:

  • A much safer sale compared to using an estate agent (very low risk of things falling through);
  • Get your property listed and attracting buyers straightaway;
  • Easy to use State of the Art secure bidding platform where buyers will bid on your property 24/7 from their PC, laptop or mobile phone;
  • Excellent exposure (all the major portals including Rightmove)
  • Discounted legal packs (with ‘pay later’ option available);
  • Buy it Now options (to sell even faster!)
  • No risk of your property getting ‘buried’ in the auction catalogue (like traditional auctions);
  • 24-hour enquiry line and buyer viewings available 7-days a week;
  • Sell land, commercial and mixed-use properties much faster.

We offer 2 types of auction, based on the urgency of sale, that provide you flexbility over the speed at which you will exchange and complete. These are 30 day and 60 day unconditional auctions. An Unconditional Auction means that once the property has been sold to the highest bidder, there can be no negotiation and the seller is legally bound to the purchase, with the deposit being held as security. This erases the possibility of being gazumped.

House Valuation Questions (Research)

Assuming you are interested in getting an offer, we will need to spend a short amount of time researching the value of your property.

This will be based on us asking a series of questions about the house itself which may include:

  • The size of the property and how the rooms are split;
  • The property’s condition;
  • If you have undertaken any refurbishment, extension or development works;
  • The age of the central heating system and electrics;
  • If you’re aware of any structural issues or problems like subsidence or damp;

We will also need to find out some information about your financial situation including:

  • How much is left on your mortgage term.
  • The details of any second charges against the property.
  • Whether the property is tenanted or not.
  • The properties full address.

The sales manager will organise a suitable time for a callback. You will be given his/her full contact details should you have any questions that need answering in the meantime.

Offer for Your House

SellTo offers are based on establishing the real open market value of a property, not estate agency estimations.

We will provide you with a quick sale purchase price offer subject to viewing the property.

To value homes, SellTo uses HM Land Registry-sourced data. This is because it is the most accurate way to see what properties have actually sold for rather than what estate agents may estimate.

We’ll often encourage you to sit in front of a computer so that we can show you some of the recent sales on the street and local area.

Of course, we appreciate that comparing ‘apples with apples’ isn’t always fair. You may, for example, have spent money on refurbishing the property and/or extending.  Such cases would certainly justify a higher valuation.

We can also show you insights via our local house market tool which shows:

  • How quickly houses are taking to sell in your postcode over the last year;
  • The average difference between asking prices (on Rightmove) and sold prices (via HM Land Registry).

Please note that you are under no obligation to accept.

Need Time?

We understand that this is a big decision and you may need time to think.

We’re happy to leave our full contact details should you wish to discuss selling to us at a later date.

In the meantime, it’s worth noting the following:

  • We are specialist quick home buyers – our business is setup entirely to purchase properties such as yours;
  • We will never change our purchase price once agreed.  A growing number of quick house sale companies are known to promise a higher value purchase price which is then dropped at the last minute (known as ‘gazundering’)*;
  • You can rest assured that we will keep our promise to buy your home fast.  Our reputation is at stake with every home we purchase and we are not in the business of changing our word.

*We would only discuss a correction should it emerge that there are significant structural issues not revealed to us at the start of the process (i.e. during the survey). In such circumstances, we would give you a sufficient amount of time to make alternative arrangements and provide assistance should you need it.

Face-to-Face Meeting / Viewing

A SellTo sales manager will visit your property at a convenient time.

He/she will run through the process from start to finish.

With your permission, the sales manager will take a look around the property.  It would be great if you could accompany him/her.

If you need to complete within a short timeframe, we may ask for a professional surveyor to come to the house on the same day.

This will also be your opportunity to ask as many questions as you need.  Please don’t be afraid to raise any concerns you have with us.

We understand that this process may be completely new for you and want to make sure you’re 100% comfortable with moving forward.

Independent Survey (RICS)

If this has not been undertaken when we first visit the property, we will usually organise a convenient time for a professional surveyor to visit.

The surveyors we used are from professional firms registered at the Royal Institute of Chartered Surveyors (RICS).

In most cases, the survey rarely reveals any issues we cannot handle.

We are accustomed to buying problem properties and will not be fussy like most buyers.

Note that this process will take no longer than an hour.

Formal Offer / Solicitor Instruction

We will write to you to confirm our guaranteed offer price and expected completion date.

The timeline will be based on your objectives.

As cash buyers, we do not have to worry about drawn-out mortgage applications or other hassles that come with conventional sales.

This means that our process is stress and hassle-free.

We will produce a Memorandum of Sale and appoint your solicitor – carefully selected from a panel of experienced legal professionals.

Completing the Sellers Pack

Your appointed solicitor will send you a 'seller's pack'.  This will need to be completed and sent back as quickly as possible.

The following forms will need to be filled out:

  • TA6: Property Information Form;
  • TA10: Fixtures & Contents Form;
  • TA7: Leasehold Information Form (where required).

Click here to see specimens via the Law Society website.

The solicitor will also require:

  • 2 forms of certified identification;
  • Any warranties, guarantees, planning permissions, building control certificates etc.;
  • The Title Plan / Register.  Note that we can supply these documents if you do not have copies;
  • Other information related to the property that can help move things forward

Please note that without this returned back to the solicitors, we cannot start the sales process.

We are fully available to assist with any aspects of filling these forms (including evenings and weekends).

We can also refer any questions you have to the solicitors, with whom we have a direct line of communication.

SellTo is happy to cover any costs of Royal Mail Special / Overnight Delivery.

Our solicitor undertakes Local Authority, Environmental, Water/Drainage, Chancel repair, Coal/Tin mining, Brine/Common Registration, Clay searches.

This process is quick and we will take full control of this process.

Note that if you have opted for our 7-day sale, we will take out an appropriate insurance policy.  This will protect us from legal risks that can arise from the quick sale process.

In short, you don’t have to worry about things falling through and can completely rely on us.

Fast Exchange / Completion

The moment this pack arrives at the Solicitors office, our aim is to get the matter completed within 20-25 working days.

Should you require a Fast house sale, we will need to undertake some extra paperwork to fulfil this commitment.

Note that all legal, survey and ancillary costs will be covered by SellTo.

We will be fully available to answer any questions and chase things up where necessary.

Contracts Drawn Up

Your solicitor will regularly keep in touch to inform you of the progress.

The two solicitors will communicate between themselves to get things finalised.

You may also be asked some further enquiries’ about the property.

You can contact your solicitor (or us) should you have any concerns.

Exchange & Completion

You will receive a contract (TR1) to transfer the property. This needs to be signed, witnessed and sent back to the solicitor.

We will also sign our purchase contract and make sure it is returned to our solicitor in good time.

At this stage, everything is in place for exchange and completion.

You will receive the proceeds of sale on the same day.

Please note that, unless we are buying a property with sitting tenants, we would need the property to be sold with vacant possession.

We will then discuss how we can access the property.

Post-Sales Assistance

SellTo will be available to help with any plans you have made once the property is sold.

We are also glad to help with any unexpected problems as a result of the sale.
